# 303 Charles Morris Terrace - First-floor architect brief Revision 02 | 2026-09-10 | Concept study, not permit or construction drawings ## Owner intent / 业主要求 Convert the existing family room into a private bedroom. No floor excavation. Keep the existing toilet and vanity in their current positions. Keep the half bath accessed from the hallway, with its outward-swinging door. Retain the existing separation between the small coat closet and the garage. Study a taller bedroom door for an owner who is 1.94 m tall, within the existing structural opening. ## Basis of information User-provided IMG_7054.MOV continuous video, IMG_7055-7068 photographs, magicplan My New Project - 1st Floor.usdz, and owner corrections. The scan was rescaled x10 using an estimated ceiling height near 2.9 m. Plan measurements have not been independently field verified. There is no original approved plan, structural survey, concealed-service map, measured window opening or HOA rule set in this package. ## Primary scheme A - Infill the approximately 2.004 m wide x 2.535 m high opening with a non-load-bearing partition and inward-opening bedroom door; finish above the door on both sides. - Compare nominal 80 in and 96 in door leaves, each 36 in wide. Assumed rough openings are 0.9652 x 2.0828 m and 0.9652 x 2.4892 m. These are fit-study assumptions, not verified manufacturer requirements. - The 96 in study leaves only 45.8 mm above its assumed rough opening under the scanned original head. Verify real clear height, completed floor, frame, head connection and casing. Do not cut or raise the existing structural header based on this study. - Candidate wall: nominal 38 x 89 mm timber, approximately 76 mm mineral wool, nominal 12.7 mm gypsum board each side and finish. No structural header size, fastener schedule, slab anchors, penetration depths or fire-resistance rating is specified. - Bed group shifted 80 mm toward cabinet and 120 mm toward head wall to avoid the modeled 36 in door sweep. Rug adjusted to stay clear; field clearance must be confirmed. Keep the existing long cabinet. Queen mattress 1.524 x 2.032 m; frame 1.60 x 2.12 m. Side gaps about 0.60/0.79 m are provisional and not code clearance approvals. - Preserve toilet, vanity, bathroom door position and confirmed outward swing. - Correct the scan's missing closet-to-garage wall. This is existing construction, not new work. - Stair guard is open only at the bottom few treads; the approximate fifth-tread transition is not a surveyed dimension. - The narrow rear-wall scan anomaly is provisionally closed; verify whether it exists before counting any work. ## Alternatives Double hinged doors or a fixed panel and sliding door are qualitative alternatives for flexibility. Product selection, finished clear openings, track conditions, privacy and prices remain open. ## Cost planning Local high-door materials: quoted-line arithmetic $900.13 + estimated allowances $205-410 = $1,105.13-1,310.13 before tax, delivery and labor. Budget approximately $1,100-1,350. Door and wall quantities are provisional, not a cut list. Tools: six quoted items total $203.95; allow roughly $300-550 depending on existing equipment. Contractor-installed wall + door: $3,000-7,000 as an owner planning estimate, not a project quote. This is an alternative all-in materials/labor basis, not added to the DIY material total. Excludes design, permits, furniture/decor, window, HVAC, electrical/fire-system changes, slab scanning and other work beyond the wall/door scope. Overseas sourcing: the local timber, board and wool total only $224.30; a 50% goods discount saves $112.15 before freight. Local high-door comparison is $566.94. If an equivalent imported complete door set were $200, all other comparable costs must be below $366.94 to break even. The $200 is an illustrative input, not an obtained quotation. Get comparable specifications, complete delivered cost, customs/tax responsibility, packaging, lead time and damage/replacement terms. No fixed duty rate or low-value duty exemption is assumed. ## Required field/design verification 1. - [Sunnyvale · Applications, Fees and Forms](https://www.sunnyvale.ca.gov/business-and-development/planning-and-building/permit-center/applications-fees-and-forms): - [Home Depot · RESO 36 × 96 in door](https://www.homedepot.com/p/326685107):
